June’s top home sales included two at more than $800K over asking

For the second month in a row, the region’s highest-priced home sales included two that sold for more than a half-million dollars over list price, pushing the over-asking bar closer to the $1 million mark.

The priciest sale in June was 205 Massie Road, a 5,100-square-foot house in Richmond’s Windsor Farms neighborhood that sold for $3.45 million – $860,000 over its list price of $2.59 million.

Susan Jones with The Steele Group | Sotheby’s International Realty had the listing for sellers Bruce and Elizabeth Campbell, who bought the home in 2012 in a multiparcel deal totaling $1.15 million. Bruce Campbell is an executive with locally based AMF Bakery Systems.

Erika Cline with EXP Realty represented the buyers, listed in property records as Christian and Sarah Haller.

The front-to-back entrance hall connects to rooms with beamed ceilings.

The house was listed May 2 and was put under contract May 10. It closed June 15. The city assessed the 0.7-acre property at $1.78 million.

Totaling four bedrooms and 3½ bathrooms, the English Cotswold-style house was built in 1932 and designed by an architect as his residence, according to Jones’ listing.

The two-story stone house is perched on an elevated double lot that adjoins a neighborhood common area. Renovated by the Campbells, the house includes items from nearby Agecroft Hall and has two primary suite options, a second-floor laundry and a front-to-back entrance hall connecting to the dining room and living room.

The house is accentuated with nearly 10-foot-high beamed ceilings, leaded glass windows, pointed archways and oak floors. The property includes a garden with fountain and bluestone terrace, and a vaulted breezeway connects the kitchen with a two-car garage.

June’s top five sales included another home that sold for even higher above list price.

The house at 6120 Saint Andrews Lane, a 4,300-square-foot midcentury-style home beside the Country Club of Virginia, sold for $2.53 million – $885,000 above its May 24 list price of $1.65 million.

Steele Group agents Jill Davenport and Mary Davenport had the listing, representing the family of Huntley and Jean Davenport. Huntley Davenport, who died in 2018, was a CCV president and worked at Wells Fargo Advisors for 50 years.

Holly Martin and Scott Shaheen with Shaheen, Ruth, Martin & Fonville Real Estate represented the mystery buyer, who purchased the home using an LLC.

The two sales came weeks after another West End home sold for $820,000 over asking in May. A 5,400-square-foot home in Windsor Farms, at 202 Nottingham Road, sold in May for $3.12 million, above its $2.3 million list price in April.

In 2021, an 8,100-square-foot house at 22 W. Lower Tuckahoe Road in Goochland County sold for $805,000 over list at $3.5 million. Two months earlier, a 5,500-square-foot colonial at 4702 Rolfe Road in the West End sold for $750,000 over asking at $2.75 million.

The 6120 Saint Andrews address came in at No. 4 on the top five sales list for June. Rounding out the list were, according to the Central Virginia Regional Multiple Listing Service:

1621 Carriage Drive, Manakin-Sabot, Goochland – $2.82 million. Listing agent: Richard Bower, Joyner Fine Properties; buyer’s agent: Cabell Childress, Long & Foster.

107 Cyril Lane, Mooreland West, Henrico – $2.65 million. Listing agent: Richard Bower, Joyner; buyer’s agents: Scott Shaheen and Scott Ruth, SRMF.

6213 Tapoan Place, CCV area, Richmond – $2.4 million. Listing agents: Bo Steele and Pooh Steele, Steele Group | SIR; buyer’s agent: John Pace, Keller Williams.
